Today we’re going to talk about the three things you need to do to get your offer accepted in a crazy hot seller’s market like ours. If you’ve been watching our market updates, you know the supply of inventory has us firmly entrenched in a seller’s market; waiting on the market to change is hardly a sound strategy. Unless you are doing these three things as a homebuyer, your offer won’t get accepted:

1. Have your agent find out what’s important to the seller. Don't start writing offers without first doing research. Simply going above asking price won’t be enough. Have your agent contact the seller’s agent and ask them what, in particular, the seller is looking for in their “perfect offer.” Ask about terms, contingencies, and anything else that might be important to the seller. They’re just as important as the price.

      A great agent will be able to help you with all the above.

2. Secure your financing. Have your loan completely in place. Make sure everything is included so that all you need to do is find a property, get an appraisal, and close quickly if need be. If you’re a cash buyer, you’ll still need a proof of funds letter.

3. Have a great agent. You need someone who is willing and ready to help you do all these things. If you don’t, you’re going to have a really hard time. Your agent needs to work with a flexible lender as well, which will be a great advantage to you in this market. A great agent will be able to do all the above and ensure that you get your offer accepted in this challenging environment.
