Fall South Florida Market Update

Here are the latest numbers for St. Lucie, Palm Beach, and Martin counties.

The latest year-over-year numbers are in for our South Florida market. Here’s how the September 2021 numbers compare to what we saw in September 2020:

St. Lucie County:

-Closed sales increased 2.3% from 601 to 615 units
-The number of units paid in cash rose 42.4% from 118 to 168 units
-The average sale price rose 28.2% from $278,970 to $357,579
-The total dollar volume of homes sold rose 31.2% from $167.7 million to $219.9 million
-Pending sales increased 3.9% from 709 to 737 units
-New listings decreased 1.1% from 756 to 748
-The months’ supply of inventory dropped 36.8% from 1.9 to 1.2 months

Martin County:

-Closed sales dropped 25% from 252 to 189 units
-The number of units paid in cash rose 10.9% from 64 to 71 units
-The average sale price rose 21.9% from $526,346 to $641,592
-The total dollar volume of homes dropped 8.6% from $132.6 million to $121.3 million
-Pending sales decreased 21.8% from 275 to 215 units
-New listings dropped 15.6% from 257 to 217 units
-The months’ supply of inventory dropped 53.8% from 2.6 to 1.2 months

Palm Beach County:

-Closed sales decreased 16.9% from 1,744 to 1,450 units
-The number of units paid in cash rose 4.3% from 539 to 562 units
-The average sale price rose 21% from $656,309 to $794,235
-The total dollar volume of homes sold rose 0.6% from $1.1 billion to $1.2 billion
-Pending sales decreased 20% from 1,941 to 1,552 units
-New listings decreased 12.7% from 1,978 to 1,726 units
-The months’ supply of inventory dropped 51.7% from 2.9 to 1.4 months

These are some really interesting numbers here from all three counties. Some are showing a bit of a slowdown, while others are showing that this is still a strong seller’s market. This is a unique situation that we’ll keep an eye on as we progress through the end of 2021.
