June Market Update for South Florida

Here’s my full market update on the South Florida real estate market.

The latest year-over-year numbers are in for our South Florida market. Here’s how the June 2021 numbers compare to what we saw in June 2020:

St. Lucie County:

-Closed sales increased 25.7% from 575 to 723 units

-The number of units paid in cash rose 81.6% from 103 to 187 units

-The average sale price rose 28.9% from $255,643 to $329,530

-The total dollar volume of homes sold rose 62.1% from $147 million to $238.3 million

-Pending sales fell 36% from 795 to 509 units

-New listings increased 20% from 625 to 750

-The months’ supply of inventory dropped 44.4% from 2.7 to 1.5 months

Martin County:

-Closed sales rose 13.2% from 243 to 275 units

-The number of units paid in cash rose 38.8% from 85 to 118 units

-The average sale price rose 10.3% from $716,697 to $790,716

-The total dollar volume of homes sold rose 24.9% from $174.2 million to $217.4 million

-Pending sales fell 41% from 315 to 186 units

-New listings increased 14.9% from 241 to 277 units

-The months’ supply of inventory dropped 63.2% from 3.8 to 1.4 months

Palm Beach County:

-Closed sales increased 43.2% from 1,478 to 2.117 units

-The number of units paid in cash rose 114.2% from 436 to 934 units

-The average sale price rose 53.2% from $673,758 to $1,031,919

-The total dollar volume of homes sold rose 119.4% from $995.8 million to $2.2 billion

-Pending sales decreased 51.6% from 2,287 to 1,108 units

-New listings increased 10.7% from 1,846 to 2,043 units

-The months’ supply of inventory dropped 51.4% from 3.7 to 1.8 months

The numbers here show us how incredibly hot our seller’s market is here in Florida. There’s never been a better time to sell a home.
