  • Closed sales are up 25.1% (657 | 525)

  • Transactions paid in cash are up 20.7% (134 | 128)

  • Average sale price jumped up by 14% ($273,824 | $240,298) 

  • Dollar volume is up 42.6% ($179.9 million | $126.2 million) 

  • New pending sales are up 18.6% (645 | 544) 

  • New listings on the market are up 11.9% (675 | 603) 

  • Months’ supply of inventory is down 48.6% (1.9 | 3.7) 

Martin County (August 2020 | August 2019):

  • Closed sales are up 24.6% (248 | 199)

  • Transactions paid in cash are up 23.1% (80 | 65)

  • Average sale price is up 57.4% ($659,517 | $418,894) 

  • Dollar volume is up 96.2% ($163.6 million | $83.4 million) 

  • New pending sales are up 24% (253 | 204) 

  • New listings are up 7.6% (240 | 223) 

  • Months’ supply of inventory is down 42.9% (2.8 | 4.9) 

Palm Beach County (August 2020 | August 2019):

  • Closed sales are up 15.8% (1,814 | 1,566)

  • Transactions paid in cash are up 18.7% (534 | 450) 

  • Average sale price is up 27% ($650,286 | $511,969) 

  • Dollar volume is up 47.1% ($1.2 billion | $801.7 million)

  • New pending sales are up 20% (1,826 | 1,522)

  • New listings are up 13.8% (1,892 | 1,663) 

  • Months’ supply of inventory is down 30.2% (3 | 4.3) 

It’s clear that demand is still roaring in these markets, and that’s because buyers are moving in from the northern states and up from the congested areas in south Florida. Homes coming onto these markets are getting gobbled up in no time flat, making things exceptionally difficult for all you homebuyers out there. Make sure you have a savvy agent who knows how to wield an escalation clause and beef up your offers.
