Winter South Florida Market Update

Here are the latest numbers for St. Lucie, Palm Beach, and Martin counties.

The latest year-over-year numbers are in for our South Florida market. Here’s how the November 2021 numbers compare to what we saw in November 2020:

St. Lucie County:

  • Closed sales increased 8% from 548 to 592 units
  • The number of units paid in cash rose 32.2% from 115 to 152 units
  • The average sale price rose 34.2% from $274,190 to $367,863
  • The total dollar volume of homes sold rose 44.9% from $150.3 million to $217.8 million
  • Pending sales increased 12.1% from 597 to 669 units
  • New listings increased 6.2% from 614 to 652 units
  • The months’ supply of inventory dropped 36.8% from 1.9 to 1.2 months

Martin County:

  • Closed sales dropped 19.5% from 241 to 194 units
  • The number of units paid in cash dropped 3.3% from 92 to 89 units
  • The average sale price rose 10% from $645,229 to $709,734
  • The total dollar volume of homes dropped 11.5% from $155.5 million to $137.7 million
  • Pending sales decreased 28.9% from 253 to 180 units
  • New listings dropped 33.5% from 254 to 169 units
  • The months’ supply of inventory dropped 56.5% from 2.3 to 1 month

Palm Beach County:

  • Closed sales decreased 2.7% from 1,533 to 1,491 units
  • The number of units paid in cash rose 28.4% from 482 to 619 units
  • The average sale price rose 26.6% from $753,028 to $953,440
  • The total dollar volume of homes sold rose 23.1% from $1.2 billion to $1.4 billion
  • Pending sales decreased 18.2% from 1,793 to 1,467 units
  • New listings decreased 14.7% from 1,725 to 1,471 units
  • The months’ supply of inventory dropped 55.6% from 2.7 to 1.2 months
