The latest year-over-year numbers are in for our South Florida market. Here’s how the April 2021 numbers compare to what we saw in April 2020:

St. Lucie County:

-Closed sales increased 47.3% from 471 to 694 units
-The number of units paid in cash rose 88.7% from 106 to 200 units
-The average sale price rose 30.2% from $251,272 to $327,221
-The total dollar volume of homes sold rose 91.9% from $118.3 million to $227.1 million
-Pending sales increased 34.6% from 439 to 591 units
-New listings increased 56.7% from 487 to 763
-The months’ supply of inventory dropped 61.1% from 3.6 to 1.4 months

Martin County:

-Closed sales rose 58.9% from 180 to 286 units
-The number of units paid in cash rose a whopping 121.4% from 56 to 124 units
-The average sale price rose 100.8% from $515,000 to $1,035,304
-The total dollar volume of homes sold rose 219% from $92.8 million to $296.1 million
-Pending sales increased 92.6% from 136 to 262 units
-New listings increased 64.1% from 192 to 315 units
-The months’ supply of inventory dropped 70.8% from 4.8 to 1.4 months

Palm Beach County:

-Closed sales increased 67% from 1,191 to 1,989 units
-The number of units paid in cash rose 156.2% from 324 to 830 units
-The average sale price rose 78.5% from $579,898 to $1,035,392
-The total dollar volume of homes sold rose 198.2% from $690.7 million to $2.1 billion
-Pending sales increased 71.5% from 947 to 1,624 units
-New listings increased 77.8% from 1,264 to 2,248 units
-The months’ supply of inventory dropped 57.1% from 4.2 to 1.8 months
